Managing a block well means keeping a lot of moving parts in step: repairs reported by residents, contractors who need instructing and paying, consultations with statutory deadlines, a compliance register per building, and service charge accounts that leaseholders can trust. Noviqent Estates brings all of it into one workspace, built alongside a UK block management firm and shaped around the way managing agents already work.
Repairs and works, checked at every step
Each repair carries a priority and a target, and becomes a works order when a contractor is instructed. Estates checks the contractor's insurance before the order goes out, and the job needs an inspection sign-off - on site or by photos - before its invoice can be approved. Planned maintenance sits alongside, so recurring work is scheduled rather than remembered.
Section 20 and compliance, step by step
Major works consultations run as a guided workflow: notice of intention, a statement of estimates with at least two quotes - one from an unconnected contractor - then the award and notice of reasons, with every 30-day period tracked. Each building has its own compliance register in red, amber and green, and higher-risk buildings under the Building Safety Act keep their safety records in the same place.
Service charges residents can follow
Demands are raised from the budget by each flat's share and carry the statutory summary of rights and the landlord's name and address automatically. Bank statements import as CSV or OFX and match by payment reference, arrears are banded by age with polite reminders sent automatically, and residents pay online by Direct Debit or instant bank payment through GoCardless at zero added cost to them. Year-end produces balancing charges and credits from the actual figures.
A portal for everyone involved
Residents and leaseholders see their statements and demands, pay, report and track repairs, and read documents and notices. Directors approve spending and see a board report. Contractors receive jobs, upload photos, quotes, invoices and certificates. Every portal is included in every plan, on your own domain and in your own brand.
