Noviqent for Conveyancers puts every transaction on a pipeline built for the job it is. Acting for a buyer or a seller, on a private treaty or at auction, each file opens with the right stages already in place - instruction and onboarding, the contract pack or legal pack, enquiries, report on title, exchange, completion and post-completion - and the steps inside them follow the property. A leasehold file brings in the LPE1 management pack, lease term, ground rent and Building Safety Act checks and the notices to the landlord after completion; a freehold file brings covenant and estate rentcharge checks instead; a mortgage adds the offer, the lender's requirements and the certificate of title.
Key dates run the file. Set the auction date and the pre-auction report is due the day before; exchange and the completion deadline is set for you, with a warning as it gets close; complete and the SDLT return is due within 14 days. Every party - the other side's conveyancer, the estate agent, broker, lender, managing agent or auctioneer - sits on the matter with their reference, and every step, date change and file note lands on the matter's own timeline. Client trust accounting, time recording, billing, identity checks and e-signatures run on the same platform.

Common questions
Can we act for both buyers and sellers?
Yes. Every file is a purchase or a sale, on a standard or auction basis - four pipelines in all - and each one has its own stages and steps for that side of the transaction.
What happens if a file changes from freehold to leasehold, or the buyer takes a mortgage?
Change the tenure or funding on the file and its steps re-sync straight away: newly relevant steps are added, ones that no longer apply are removed, and anything already done is kept.
Do you support modern method of auction?
Yes. Auction files can be traditional, where contracts exchange on the fall of the hammer, or modern method, where a reservation is followed by exchange within 28 days - each with its own steps and deadlines.
Can we add our own steps to a file?
Yes. Add a step to any stage of any file, mark a standard step as not applicable, and set your own due date on any step whenever a file needs it.
Do you integrate with HM Land Registry, Lender Exchange or search providers?
Not yet - those integrations, along with a client portal for property information forms, are on our roadmap. Today each of those stages is tracked as a step on the file with its own due date.
